Our Local Real Estate Market: Heading in the Right Direction

Row of houses with one singled outEver since I was a boy growing up in Hershey, PA I have been obsessed with statistics, especially as it related to the sports I loved. Baseball batting averages, basketball shooting percentages, and football completion percentages of the college and professional players I followed were interesting to me. As I started playing these sports, I tracked my own progress through these statistics.

In my current role as owner and manager of Brownstone Real Estate Company’s Hershey branch office, I continue to look at statistics to evaluate my company, our agents, and the local real estate market. For our Hershey office, this is easily accomplished through data provided in the Central Penn Multi-List. CPML provides information on all sales transactions that involve member real estate companies in our area. Brownstone’s main market area for our Hershey office is area 3 of the CPML which encompasses an area from the city limits of Harrisburg, east into LebanonCounty, north to route 81, and south to Middletown.

As I listen to national pundits talk about real estate trends, I am reminded that these national statistics are nice, but they don’t mean much to me or you unless they can be related to our local market. Let’s be honest, we want to know what is happening in our neighborhoods, not how things are selling in California or Las Vegas.

With this is mind I am happy to tell you that in area 3 of the CPML 2012 was the best year for transactions since 2007. This is especially promising since 2011 was the worst year in recent history. We are not breaking any records in our local market, but we are heading in the right direction.

By the way, Brownstone Real Estate Company was again the top firm in area 3 of CPML for total transactions and volume sold in 2012!
